Abstract

The purpose of the research is to investigate the effects of the Russia-Ukraine war, which broke out on February 24, 2022, on the housing demand of citizens of both countries in Türkiye. For this purpose, immigration and residence data are used on the number of house sales to foreigners in Türkiye and the number of house sales to citizens of both countries. The data is obtained from TÜIK, and the housing acquisition, residence status, and migration status of the citizens of the two countries in Türkiye before and after the war are examined. The data is analyzed with the help of IBM SPSS.20 statistical program, and the results are obtained by converting the data obtained with descriptive statistics into graphs and tables. As a result of the study, it is determined that the Russia-Ukraine war significantly increased the housing demand and housing sales of the citizens of this country in 2022 in Türkiye compared to previous years. Russian citizens purchased 16,312 houses across Türkiye in 2022, the year the war started. The first three cities where the most houses are purchased are Antalya at 61.2%, Mersin at 15.8%, and İstanbul at 15.5%, respectively. Ukrainian citizens purchased 2,574 houses, and the cities where most are purchased are Antalya, with 71.5%, Mersin, with 11.1%, and İstanbul, with 3.6%, respectively. Again, when the results are examined, it is determined that the war caused an increase in the number of residents of these countries’ citizens in Türkiye and is parallel to the increase in housing sales.
