Özet
Bu çalışmada Türkiye İstatistik Kurumu’nun 2017 yılı hane halkı bütçe araştırmaları mikro veri seti kullanılarak Türkiye konut sektöründeki kira fiyatlarını etkileyen değişkenlerin saptanması amaçlanmıştır. Bu amaçla 2796 gözlem verisi kullanılarak veriler doğrusal, logaritmik doğrusal ve tam logaritmik modellerle test edilmiş ve en anlamlı model tahminlerinin tam logaritmik (log-log) modelden elde edildiği tespit edilmiştir. Tam logaritmik model sonuçlarına göre konutlarda konutun sağlık merkezine yakınlığı, konutun garaj, havuz, asansör ve çocuk oyun alanına sahip olması, ısıtma sistemlerinden kalorifer, kombi, soba kullanımı, konutun müstakil, ikiz sıralı ve 10 daireden fazla apartman içesinde olmasının konutun kira bedelleri üzerinde anlamlı ilişkiler tespit edilmiştir. Bununla birlikte hanenin yıllık kullanılabilir geliri ve aylık harcaması arasında da anlamlı ilişkiler bulunmuş iken, bina yılı ve oda sayısı arasında anlamlı ilişki tespit edilmemiştir.
Abstract
In this study, it was aimed to determine the variables affecting rental prices of the housing sector in Turkey using a micro data set from the household budget survey by the Statistics Institute of Turkey, in 2017. For that purpose, the data were tested with linear, logarithmic-linear and full logarithmic models using 2796 observational data and it was found that the most significant model estimates were derived from the full logarithmic (log-log) model. According to the full logarithmic model results, it was determined that there were significant relationships between the proximity of the housing to the health center, having a garage, pool, an elevator and children's playground, utilization of heating systems such as central heating, combi and stove, being self-contained, twin row and located in an apartment building with more than 10 flats and the rental costs of the housing. In addition, while there was a significant relationship between the annual usable income and monthly expenditure of the housing; no significant relationship was found between the building age and the number of rooms.
