Determination of Zoning Diameter According to Clustering Method in Adjacent Ordinance Reconstruction Islands

Bitişik Nizam İmar Adalarında Kümeleme Yöntemine Göre İmar Çapı Belirlenmesi

Abstract

One of the islands with more than one different feature in the zoning plans is the zoning islands with adjacent structures. Every action to be taken on the land related to the parcels on these islands is determined according to its own characteristics. In the adjacent building regulations, it is necessary to show the correct ground withdrawals especially for the building permit on the parcel. It is the type of regulation in which the construction site is generally given over the total precedent, which does not have a TAKS (Base Area Coefficient) in adjacent arrangements. In our study, how to make correct inference of the ground area with a mathematical approach in line with the regulations and plan notes was examined. As a method, shooting distances were shown with the internal clustering technique. How to give an approximate diameter in various regions is exemplified.

Özet

İmar planlarında birden fazla farklı özellikteki adalardan biri de bitişik yapı özelliğine sahip imar adalarıdır. Bu adalarda bulunan parsellere ilişkin arazi üzerinde yapılacak her işlem kendi özelliğine göre belirlenir. Bitişik yapı nizamlarında özellikle parsel üzerindeki yapı izni için doğru zemin çekmelerini göstermek gerekir. Bitişik nizamlarda özellikle TAKS (Taban Alan Katsayısı) olmayan sadece toplam emsal üzerinden genellikle inşaat yeri verilen nizam tipidir. Çalışmamızda, yönetmelik ve plan notları doğrultusunda matematiksel bir yaklaşımla nasıl zemin alanının doğru çıkarımı yapılacağının incelemesi yapıldı. Yöntem olarak içsel kümeleme tekniği ile çekim mesafeleri gösterildi. Nasıl çeşitli bölgelerde yaklaşık çap verileceği örneklendi.
