Varlık Fiyatları Kanalı İçinde Yer Alan Arsa, Konut Ve Emlak Fiyatlarının Önemi

Özet

Varlık fiyatları kanalı içerisinde yer alan hisse senedi, arsa, konut ve emlak piyasaları, Türkiye ve dünya ekonomi tarihinde krizlerden oldukça etkilenmiş ve etkilemiştirler. Özellikle gelişmekte olan ülkelerde servet saklama aracı olarak görülen ve özel sektör yatırımlarının çoğunluğunu kapsayan arsa, emlak, konut piyasası ekonomik konjonktürden kolaylıkla etkilenmektedir. Yatırım aracı çeşitliliğinin az olması nedeniyle söz konusu ülkelerde konutun yatırım aracına dönüşmesi konut fiyatlarının artmasına ve konuta spekülatif bir yaklaşımla bakılmasına neden olmaktadır. Bu çalışmanın amacı, varlık fiyatları kanalı içinde yer alan arsa, konut ve emlak fiyatlarının ekonomi deki rolünün açıklanması, yaşanılan ekonomik krizlerin etkilerinin incelenmesi ve Türkiye de 2018 döviz krizi sonrası konut fiyatlarında meydana gelen değişimlerin etkilerinin incelenmesidir.

Abstract

Stock and housing markets located in asset prices channel have affected by Turkey's economic conjuncture and the crises on the world economy. Land, real estate, and housing markets are considered as a means of wealth protection tool, especially in developing countries. The vast majority of private sector investments are also oriented towards these assets in developing countries and easily affected by economic conjuncture. The lack of a variety of investment instruments leads to the transformation of the house into an investment instrument, an increase in house prices and a speculative approach to housing. The main purpose of this study has described the role of land, property, and housing prices located in the monetary transmission mechanism on the economy. Moreover, the effects of the economic crisis on the housing market and changes in house prices have been researched in Turkey after the currency crisis occurred in 2018.
